Old Stone Town House

This project is the redevelopment of an old stone town house in the centre of Hvar. The property is located in the heart of the old town, 200m from the main square. It has spectacular views of the castle and the old city walls. The current object size is 65m2 and the planning office has indicated the redevelopment would allow another floor adding a further 32m2. The property will be redeveloped into a luxury 3 bedroom town house. Planning permission was approved in June 2010.


Waterfront Cottage

Development Summary

The property is located in the picturesque waterfront village of Vrboska, on Island Hvar. The object was originally a bakery hence its slightly odd appearance. It is first row to the sea with sea views from all floors and the terrace. The current object is 55m2 and the planning office have indicated the redevelopment would allow a further 9m2, giving it a total of 64m2 of internal living space plus a small terrace. Planning permission is required and is expected early 2010.

The property will be redeveloped into a luxury 2 bedroom water front stone cottage. It will consist of 2 double bedrooms on the ground floor, one with ensuite shower & toilet, plus a separate shower & WC. On the first floor there will bean open plan kitchen / living area opending out onto two terraces, one at the side of the house and one at the back.

Fortino Hills

Development Summary

The site is located in the village of Selca on Island Hvar, 5 minutes from the coastal town of Stari Grad, tourist facilities and mainland ferry connections. It is 15km from Hvar town.

The site is 9250m2 and located in the residential building zone (the light yellow area shown in the village master plan above). The site has breathtaking unobstructed sea views. It is not possible to build in front, behind or to the east of the site. Moreover, the gradient of the land will ensure that every object has a fantastic sea view. Utilities are within easy reach from the village and access is secured from the road below.

DFL will start the UPU (Urbanistički Plan Uređenje) in autumn of 2010, working in conjunction with the council and other local land owners. The UPU is a low level planning document which details infrastructural requirements, positioning and usage on the site. The UPU is expected to gain approval by Autumn 2011 when full building permits can then be applied for.

The proposed development is a high end gated stone villa development, featuring 8 to 10, 4 bedroom stone villas with swimming pools. The project is expected to be realised by summer 2013.The project value is expected to be in the region of 12 million euros. The current market price for this area is in the region of 2000 €/m2.

Fortino Bay

Development Summary

This site is 45,000m2 and is one of the largest areas of land with clean title in the residential building zone on the Island of Hvar. It is also perfectly located adjoining the existing town of Stari Grad and is very close to the main port on Hvar island. It has access to utilities which adjoin the site, it is first to the sea, has clean title, and the opportunity to develop a residential / resort complex with a wide variety of potential uses. 

DFL has signed an agreement with the existing land owners obliging the company to invest the necessary resources; time, expertise and money in order to apply and secure the UPU (low level planning) for the area. DFL expects to begin the UPU in Autumn of 2010. On completion of the UPU and confirmation of development possibilities for the area, DFL will confirm a contract option with the owners and develop the site.

Villa Hvar

A six apartment development in Hvar Town on the hill as you approach the old town. The parcel is 462m2 and was categorized as residential building land. The development was finished at the end of 2007. All units are sold.

Villa Lučica

A six apartment development in Stari Grad on the north side of the bay in an area called Lučica. The parcel is 600m2 and was categorized as residential building land. The units all sold between 2006 & 2007. DFL was a co investor in the project, alongside Centurio doo, run by a german engineering consultant.

Hilltop Residence

Development Summary

The site is located in the village of Dol, 5 minutes from the coastal town of Stari Grad, tourist facilities and mainland connections. It is 18km from Hvar town.

The site is 2250m2 situated off the old road to Hvar town. It is in the residential building zone. It has breathtaking sea, mountain and Tuscan hill views. It is positioned on the edge of the building zone. Utilities are within easy reach from the village and access is secured from a village road 30m from the plot. Planning permissions are not expected until 2012.

The proposed development will consist of two 4 bedroom luxury stone villas combining authenticity with the latest in modern amenities. The development is expected to be realised before summer 2014.
